2. Lease Terms
The parties agree to lease the property under the following conditions:
- Lease Period: Five years, beginning on ____________________________ and ending on __________________________. The lessee agrees to leave the property at the owner's disposal upon termination of the lease without prior notification.
- Rent: _______________ euros (_________________________________) for the first year, payable in the first half of October. Subsequent years' rent will increase according to the CPI from October to October.
- Assignment and Subletting: Any assignment or subletting of the property, in whole or in part, is prohibited and will be cause for eviction. The lessee is responsible for the maintenance of bordering streams, valve boxes, traps, and ditches.
- Contributions and Fees: The owner will pay the property contribution and charge the lessee for grass and weed removal. The lessee will be responsible for any irrigation fees.
- Crop Notification: The lessee shall notify the owner of the type of crop planted on each parcel by the first half of March each year for grant applications under the Common Agricultural Policy.
- Sale of Land: The owner may sell the land, respecting the crop cycles. The lessee has the priority to purchase the land. If the lessee is not interested, the owner will compensate the lessee with an amount equal to the remaining rent payable until the end of the contract.
