What is the Objective of CMMS in Maintenance?

The objective of a CMMS (Computerized Maintenance Management System) usually incorporates the function of controlling the work on the operation of the computer system. This function must report to both the plant manager and the maintenance manager.

Functions of Job Control

At least four functions of job control include:

  1. Centralized labor receipt
  2. Planning and estimation
  3. Technical support for long-term maintenance plans and budgets
  4. Root cause analysis

What is Job Workload?

Workload is the number of tasks that a number of people have to perform.

Relationship Between Job Control and Workload

Small organizations can manage with just one person, provided they have sufficient experience and skill. If necessary, some functions can be performed by other support staff.

Key Aspects of Job RX Process

Two key aspects of the Job RX process are:

  1. The process of all work orders
  2. The inspection reports of preventive maintenance

Prioritizing Maintenance Work

Maintenance means prioritizing work orders to remedy problems based on need or degree of importance, for example, work orders to resolve older and more serious issues.

Simple System vs. RIME System

Objectives of These Systems

The simple system, using three priorities, is the most frequently used. Priority "A" is the highest, "B" is medium, and "C" is the lowest.

Unfortunately, this system is not always objective, and maintenance suffers as a result.

In contrast, the RIME system overcomes the shortcomings of the simple system but can be complicated and cumbersome to use, except in large organizations. However, it was simplified into a version suitable for small organizations by its creator, Albert Raimod and Associate, Inc.

Aim of These Systems

The aim of these systems is to ensure the availability of equipment at the lowest possible cost, using manufacturer's warranty recommendations for equipment and facilities, and adhering to safety standards. It's worth noting that the simple system often does not take most of these recommendations into account.
