Chapter 5: Maintenance Productivity Indicators
Introduction
As discussed in Chapter 2, effective maintenance management not only boosts productivity within the maintenance department but also positively impacts the entire enterprise. To assess a plant's status, it's essential to measure various processes, including the performance of both physical and human resources. Companies use key performance indicators (KPIs), calculated over specific periods and compared with previous periods, to achieve this.
Using Performance Indicators
This comparison allows administrative and supervisory directors to understand the current business state and identify opportunities for process improvement, efficiency gains, and performance enhancements. Performance indicators highlight weaknesses, enabling in-depth analysis to pinpoint the root causes of negative trends.
Objectives of Maintenance Performance Indicators
Maintenance performance indicators aim to provide crucial information regarding:
- Equipment and machinery status
- Levels of preventive and corrective maintenance
- Incurred costs
- Maintenance personnel performance
These indicators facilitate prompt problem detection and correction, preventing the production of substandard products or equipment failures. This, in turn, reduces time, cost, and effort losses.
Levels of Performance Indicators
Some authors categorize indicators based on their focus and expected outcomes. According to Wireman (1998), these levels include:
- Corporate Indicators: Measure aspects relevant to senior management and set the company's direction.
- Financial Performance Indicators: Track the maintenance department's progress toward annual financial goals.
- Efficiency and Effectiveness Indicators: Measure how well processes achieve their objectives across different areas.
- Tactical Performance Indicators: Highlight organizational weaknesses in key positions within each area.
- Functional Performance Indicators: Show the performance of specific maintenance functions.
