Recast Concept

If the approval process for a plan results in modifications to the original document that hinder uniform interpretation, the approving resolution may require the drafting of a consolidated text. This text must incorporate all determinations that are properly approved and currently in force.

Documents Included in a Plan

  • Memoria (Report)
  • Normas Urbanísticas (Ordinances)
  • Actuación (Action Plan)
  • Estudio Económico-Financiero (Economic-Financial Study)
  • Planos (Blueprints)

System Equipment

System equipment is classified by area of coverage (district, sector, city, or territory), functionality, and variety of services:

  • Public and social interest equipment
  • Cultural facilities
  • Sport equipment
  • School facilities: The LOGSE system envisages:
    • a) General higher education
    • b) Special regime higher education
    • c) Non-formal education centers
  • Toilet facilities
  • Basic service equipment

Residential Density and Floor Area

  • Residential: Density of 75 houses/ha; Buildable area of 1 m²/m²
  • Industrial and Tertiary: Density of 75 homes/ha; Buildable area of 1 m²/m²
  • Tourist Use: Buildable density of 0.3 m²/m²
  • Internal Reform Areas: Density of 100 homes/ha; Buildable area of 1.3 m²/m²

Parking Regulations

Parking facilities must meet the following conditions:

  1. 98% of total parking spaces must be rectangular, measuring at least 2.20 m x 4.50 m (9.90 m²).
  2. 2% of total parking spaces must be reserved for the disabled, with a minimum area of 3.30 m x 4.20 m.
  3. The minimum parking area, including access ramps and entries, shall not be less than 20 m² per space.
  4. Outdoor parking, annexed to the road network, is limited to a maximum of 50% of the total spaces provided in the plan.
  5. The Land Law of Andalusia requires a minimum of one parking space per dwelling or per 100 m² of built area.
  6. Municipal planning typically does not require parking spaces for plots smaller than 300 m², though car lifts are increasingly used to maximize space in these areas.
